Concrete tile roofs typically last up to 50 years, while metal roofs can last between 30 to 70 years, depending on the quality and maintenance

Installing metal roofs is generally easier and quicker than installing tile roofs, as metal comes in large sheets which covers a larger area per unit installed. While the initial cost of metal roofing can be higher, it typically translates to long-term savings in maintenance and energy efficiency.

Tiled roofs rest on a different support structure to metal roofs. Tiles are laid on timber battens, metal roofs are laid on metal battens. When we remove roof tiles we often find that the timber battens have deteriorated and are due to be  replaced.

If the existing tile roof is nearing the end of its lifespan (over 40 years), it might be more cost-effective to replace the entire roof with steel. This avoids future expenses and addresses any unseen issues that may cause future leaks.
